Commercial Roof Leak and Damage Repair for Valley Businesses

Icon Roofing repairs leaks and damage on commercial roofs across Metro Phoenix, including spray foam, coated roofs, modified bitumen, TPO, PVC, EPDM, metal, tile and shingle. We find the real source of the leak, document it with photos, fix the cause and give you a written record for your files and your insurer.

Why commercial roof repair is different here

  1. We trace the real source

Water on a flat roof can travel well past the opening before it drips. We follow it back so the repair holds.

  2. Photos of every repair

You get before and after photos and a short written summary you can share with owners, tenants or an adjuster.

  3. Every commercial roof type

Foam, coatings, modified bitumen, TPO, PVC, EPDM, metal, tile and shingle repairs on light commercial buildings.

  4. Free repair estimates

We look at the problem, explain what we found and give you a written estimate before any work begins.

What does commercial roof repair cover?

Commercial roof repair covers leaks, damaged flashing, split seams, blisters, punctures from foot traffic or equipment, worn coatings, loose metal panels and drainage problems on light commercial buildings. Icon Roofing repairs these on offices, retail centers, restaurants, warehouses and other commercial properties across Metro Phoenix, on every common roof type.

Repairs are part of our wider commercial roofing services. We work on spray foam, roof coatings, modified bitumen, single-ply membranes (TPO, PVC and EPDM), metal, tile and shingle. Many commercial buildings mix two or more of these, such as a flat foam roof behind a tile mansard. We can repair all of them on the same visit.

What are the signs a commercial roof needs repair?

The clearest signs are water stains on ceiling tiles, drips after rain, standing water that stays more than a day or two, blisters or cracks in the roof surface, loose flashing at walls and curbs, and worn coating that shows bare foam. Any of these means water is getting in or soon will.

Other signs to look for during a walk of the roof:

  • Gaps or open seams around HVAC units, vents and skylights
  • Granule loss or split seams on modified bitumen
  • Rust, missing fasteners or lifted panels on metal roofs
  • Holes from birds or dropped tools on foam roofs
  • Debris piled at drains and scuppers after a haboob

Arizona heat makes these problems grow fast. Daily expansion and contraction keeps working at any weak spot, and monsoon storms test every seam at once.

How do you repair a foam or coated flat roof?

We repair a foam roof by cutting out the damaged foam, making sure the area is dry and clean, filling it with new foam and sealing it with a coating that matches the system. For worn coating with sound foam underneath, a recoat can restore UV protection across the whole roof without a tear-off.

Foam roofs do well in the Valley because they insulate the building and shed water when the slope is right. Their weak point is the coating. Once UV wears it thin, the foam below starts to break down. Many older commercial buildings in Tempe and its business districts and Glendale have foam roofs that need a recoat on a schedule. If you also own homes with similar roofs, our flat and foam roof repair for homes uses the same methods.

How are modified bitumen and single-ply roofs repaired?

Modified bitumen and single-ply roofs are repaired by cleaning the damaged area and adding new material over it. On modified bitumen, that means a new layer bonded over splits, blisters or failed seams. On TPO and PVC, we weld a matching patch over the damage. EPDM repairs use compatible adhesives and tape.

The most common failures we see on these roofs are at the seams and the flashing, where the membrane turns up a wall or wraps a curb. Heat cycles pull these areas apart over time. We check every seam in the repair area, not just the obvious one.

How are commercial metal roofs repaired?

Commercial metal roofs are repaired by tightening or replacing loose fasteners, resealing seams and penetrations, replacing damaged panels and treating corrosion before it spreads. When the metal is sound but sealants and fasteners are failing across the roof, a coating system can renew the surface and extend its service life.

Metal expands and contracts a great deal in Arizona sun. That movement loosens fasteners and breaks down sealant faster than in milder climates. Catching it early keeps the repair small.

What should you do when a commercial roof leaks during business hours?

When a commercial roof leaks during business hours, move people away from the area, keep water away from electrical equipment, set out buckets and move inventory or equipment out of the way. Take photos of the damage and the ceiling. Then call Icon Roofing at (480) 427-7600 so we can schedule a visit.

Write down when the leak started and what the weather was. That detail helps us trace the leak and supports an insurance claim if a storm caused it. Our guide to filing a roof damage insurance claim explains what to collect.

Monsoon season runs from June 15 to September 30, according to the National Weather Service in Phoenix. A spring check of drains, seams and flashing is the cheapest way to avoid a summer leak.

When does a commercial roof need replacement instead of repair?

A commercial roof usually needs replacement instead of repair when leaks keep coming back in different places, large areas of the roof are wet or worn, the deck below is damaged, or repairs each year cost more than a new roof would over its life. An inspection shows which side of that line you are on.

We will tell you plainly if a repair is a short-term fix. If replacement makes more sense, we can plan a commercial roof tear-off and replacement around your tenants and budget. A commercial roof inspection report is often the right first step when you are unsure.

Commercial Roof Repair questions

Still unsure? Call (480) 427-7600 and a roof advisor will walk you through it.

How do you find a leak on a flat commercial roof?

We start inside where the water shows, then go up and inspect the roof above and around it. On flat roofs, water often enters at a seam, drain, curb or equipment flashing and runs along the deck before it drips. We check each of those points, look for wet or soft areas, and photograph what we find.

Can a foam roof be repaired, or does it need to be replaced?

Most foam roofs can be repaired if the damage is limited and the foam underneath is dry and solid. We cut out damaged foam, fill the area and recoat it. If large areas are wet, crushed or worn down to bare foam, a recoat or replacement may cost less over time than repeated patches.

What should we do if the roof leaks while the building is open?

Move people away from the drip and any wet floor, and keep water away from electrical equipment. Put out buckets, cover or move inventory and equipment, and take photos for your records. Then call Icon Roofing at (480) 427-7600 during office hours so we can set up a visit.

Will you work with our property insurance company?

Yes. If storm damage caused the leak, we document it with photos and a written description, and we can walk your adjuster through what we found. Whether the damage is covered depends on your policy and the cause, so we recommend you call your insurer early and keep copies of every report.

Do you repair roofs on multi-tenant buildings?

Yes. We repair roofs on strip centers, office buildings and other multi-tenant properties. We coordinate with the property manager on access, notice to tenants and the timing of noisy work, and we keep walkways and entrances clear and safe during the job.
