What residential roofing services does Icon Roofing offer?
Icon Roofing handles three kinds of residential work: roof repairs, full roof replacements and roof inspections. We work on concrete and clay tile, asphalt shingle, flat foam and metal roofs for homeowners and landlords across Metro Phoenix. Each job starts with a look at the whole roof, so the fix matches the real problem.
- Repairs. Our residential roof repair services cover leaks, cracked or slipped tiles, missing shingles, foam blisters, loose metal fasteners and storm damage.
- Replacement. When a roof is worn out, our roof replacement team tears off the old system, repairs the decking and installs a new roof built for Arizona heat.
- Inspections. A residential roof inspection gives you a clear picture of the roof before you buy, sell or plan for monsoon season.
Should you repair or replace your roof?
Repair the roof when the damage sits in one area and the rest of the system still has years left. Replace it when leaks keep coming back, damage covers large sections, or the roof is near the end of its expected life. A licensed roofer can show you which case you are in, with photos.
| What you see | Usually a repair | Usually a replacement |
|---|---|---|
| A few cracked tiles or missing shingles | Yes | Rarely |
| One leak at a vent, chimney or skylight | Yes | Rarely |
| Leaks in several rooms | Sometimes | Often |
| Worn underlayment across most of a tile roof | No | Underlayment replacement |
| Bare spots and soft areas on a foam roof | Small areas only | Often |
| Brittle, curling shingles on every slope | No | Yes |
What wears out roofs in Arizona?
Heat and sun do most of the damage. Summer UV dries out asphalt shingles, breaks down the coating on foam roofs and ages the underlayment beneath tile. Monsoon season, which the National Weather Service sets from June 15 to September 30, adds downburst winds, dust storms, wind-driven rain and, in some years, hail.
Each roof type fails in its own way:
- Tile. The tiles often outlast the underlayment below them. Once that layer cracks and dries out, water that gets past the tile reaches the decking.
- Shingle. UV and heat cook the asphalt, granules wash into the gutters, and the shingle edges curl or crack. Wind then lifts tabs that have lost their seal.
- Foam. The coating protects the foam from the sun. When it wears thin, the foam erodes, blisters and lets water in.
- Metal. Fasteners back out as panels expand and contract, rubber washers dry out, and seams and flashing open up.
What signs mean your home needs a roofer?
Call a roofer if you see water stains on ceilings or walls, cracked or missing tiles or shingles, piles of shingle granules in the gutters, or curling shingle edges. Rotting wood or mold in the attic is another warning sign. Some of these point to a small repair. Others point to wider failure.
Other signs to watch for:
- Leaky or clogged gutters and downspouts
- Leaks at roof joints, valleys or around vents
- A roof line that sags or looks uneven
- General wear you can see from the street
Small leaks are worth fixing early. Water that sits in an attic or wall for weeks can lead to mold, and the EPA guidance on mold and moisture is clear that controlling the moisture is how you control mold. A repair now costs far less than mold cleanup or a new roof later.
Why get a second opinion before you replace a roof?
A second opinion protects you from paying for a new roof you may not need. Icon Roofing gives second opinions and often finds that a roof another company wanted to replace can be repaired instead. When you compare quotes, compare the same scope, materials and warranty, and confirm each contractor is licensed and insured.
You can look up any contractor’s license on the Arizona Registrar of Contractors site. Ours is ROC# 333889 CR-42. Ask whether the price includes underlayment, decking repair, flashing and cleanup. A low number that leaves those out will not stay low.
How do you pay for roof work and handle insurance?
Most homeowners pay for roof work one of three ways: out of pocket, through financing, or through a homeowners insurance claim when a storm caused the damage. Icon Roofing offers financing through Wisetack, which lets you prequalify online. For storm damage, we photograph and document the roof so your claim reflects what we found.
Start with roof financing through Wisetack if you want monthly payments. If a monsoon or hail storm caused the damage, read our guide to filing a roof damage insurance claim before you call your insurer.
