Can a damaged shingle roof be repaired?
Yes, in most cases. A shingle roof can be repaired when the damage is limited to a few areas and the remaining shingles are still flexible and hold their granules. Lifted tabs, a few missing shingles, a cracked pipe boot or loose flashing are all typical repairs that take one visit and blend in with the rest.
A repair stops making sense when the shingles across the roof are brittle. If they crack as we lift them to slide in a new piece, the repair damages more than it fixes. In that case we talk with you about replacing the shingle roof instead, and show you photos of what we saw.
What damages shingle roofs in Arizona?
Sun and heat cause most of the wear. Arizona UV breaks down the asphalt, the protective granules loosen and wash into the gutters, and the shingle edges start to curl or crack. Monsoon winds then lift tabs that have lost their seal. Hail can bruise shingles and knock granules loose even when the damage is hard to see.
Here is what we find most often on shingle roofs around Mesa, Gilbert and Chandler:
- Lifted or creased tabs. Downburst winds pull up tabs, crease them, and break the seal strip that holds them flat.
- Granule loss. Bald spots expose the asphalt to the sun, which speeds up drying and cracking.
- Cracked pipe boots. The rubber collar around plumbing vents dries out in the heat and splits, letting water run down the pipe.
- Loose flashing. Flashing at chimneys, walls and skylights works loose as the roof heats and cools each day.
- Poor attic ventilation. A hot attic bakes shingles from below. Turbine and ridge vents that are damaged or blocked make it worse.
What are the signs your shingle roof needs repair?
The clearest signs are missing shingles, granules piling up in the gutters, and water stains on ceilings or walls. Look for shingles that curl, buckle or sit raised, and for bald spots where the granules are gone. Damaged flashing around chimneys and vents is another common cause of leaks on shingle roofs.
Other signs to watch for:
- Cracked shingles, often near the ridge or along the edges
- Algae, moss or lichen growth on shaded slopes
- Higher cooling bills that may point to roof or attic problems
- Nails that have backed up through the shingle surface
You can spot many of these from the ground with binoculars. Leave the roof walk to a roofer, since stepping on hot, aging shingles can break them. A full inspection of your home’s roof gives you a clear picture if you are not sure what you are looking at. It is also worth booking one before monsoon season if the roof is more than ten years old or has never been checked.
Should you repair or replace an aging shingle roof?
Repair it if the damage is in one or two areas and the rest of the roof is sound. Consider replacement if the roof is near the end of its life, which is typically 20 to 30 years for asphalt shingles, or if you are paying for repairs every year. Leaks in several places also point toward replacement.
| Condition | Repair | Replace |
|---|---|---|
| A few lifted or missing shingles after a storm | Yes | No |
| One leak at a pipe boot or chimney | Yes | No |
| Shingles brittle and cracking across the roof | No | Yes |
| Granule loss on every slope | Short term only | Yes |
| Repairs needed every monsoon season | Possible | Usually the better value |
Your plans matter too. If you are selling soon, a solid repair and a clean inspection report may be all you need. If you plan to stay for years, a new roof can come with a GAF limited warranty when the system qualifies. Our guide to how long a roof lasts in Arizona covers typical lifespans by material.
How long does a shingle roof repair take?
Most shingle repairs take one visit. A few replaced shingles, a new pipe boot or resealed flashing can usually be done in part of a day. Larger repairs, like a full slope of wind damage or decking that has rotted under a long-running leak, can take longer, and we tell you the timeline in your estimate.
Weather is the main thing that moves a schedule. We avoid working on shingle roofs during rain or high wind, and summer work starts early in the day, when the shingles are cooler and less likely to scuff. Our office schedules work Monday to Friday, 8:00am to 4:00pm.
Can insurance or financing cover your shingle repair?
If wind or hail caused the damage, your homeowners insurance may cover the repair, minus your deductible. Damage from age and sun usually is not covered. For repairs you pay yourself, Icon Roofing offers financing through Wisetack, which lets you prequalify online and see monthly payment options before you commit.
After a storm, take photos from the ground, write down the date, and have the roof inspected before you file. Our guide to filing a roof insurance claim walks you through what to document. If the storm also hit other parts of the house, our team handles monsoon and hail damage repair on tile and foam roofs too.
Where does Icon Roofing repair shingle roofs?
We repair shingle roofs across the East Valley and Metro Phoenix. Shingle roofs are common in the newer subdivisions of Gilbert and Queen Creek, in parts of Ahwatukee, and in many Mesa and Chandler neighborhoods that mix shingle and tile. Our office is in Mesa, so most East Valley homes are a short drive away.
Many HOAs in Gilbert and Chandler require approval of roof color and material, even for repairs on visible slopes. We match the existing shingle where we can, which usually keeps a repair simple. See our page on roofing services for Gilbert homeowners, or go back to all our roof repair services.
