What Sun City roofs deal with

  • Older flat and low-slope roofs

Many Sun City homes have built-up, gravel, rolled or foam roofs that have been patched and recoated many times. Each layer hides what is happening below.

  • Shared roofs on duplexes and quads

When two or more homes share one roof, a leak on one side can come from the other. Repairs need both owners, and sometimes an association, on board.

  • Owners out of state in summer

Many residents leave before monsoon season. A leak that starts in July may not be found until fall.

  • Mature trees close to the house

Decades-old trees drop leaves into drains and rub against roof edges in high wind.

What roofs are on Sun City homes?

Sun City opened in 1960 as one of the country’s first large active adult communities, and much of its housing went up in the 1960s and 1970s. Most homes are single-story, many with flat or low-slope roofs covered in built-up layers, gravel, rolled roofing or foam.

Other homes have shingle or tile on pitched sections, often with a flat roof over the carport or Arizona room.

Over the decades, many of these roofs have been patched, recoated or covered with a new layer instead of torn off. That is not always a problem, but it does hide what is going on below. During an inspection, we look for soft spots, ponding, cracked seams and the number of layers already on the roof.

Sun City also has a large number of duplexes, quads and patio homes, where one roof covers more than one household.

How do you repair or replace a flat roof on a Sun City home?

We start by finding where water is getting in and why. On foam roofs, that often means a worn coating, blisters or bird damage. On built-up and gravel roofs, it usually means cracked seams, failed flashing at walls and vents, or ponding near clogged drains. Small problems get spot repairs. Widespread damage calls for a new roof.

Repairing a Sun City foam or flat roof usually means cutting out damaged areas, filling them and recoating the surface. When the old roof is wet underneath or has too many layers, we tear it off and install a new system. Many Sun City owners choose a full flat roof replacement with spray foam because foam insulates, has no seams and can be recoated later instead of torn off.

Roof surface Common problem Usual fix
Built-up with gravel Cracked seams, ponding, worn flashing Repair, or tear off and replace
Rolled roofing Curling edges, open laps Reseal, or replace
Foam with coating Chalky coating, blisters, bird pecks Spot repair and recoat
Low-slope shingle Water backing up under shingles Convert section to a flat roof system

What if my Sun City duplex shares a roof with a neighbor?

On a shared roof, both owners need to agree on the plan. Water can travel a long way on a flat roof before it shows on a ceiling, so a leak in your unit may start on your neighbor’s side. We inspect the whole roof and show both owners exactly where the problem is.

If an association manages your building, we work with the board or manager as well. Some duplex and quad owners decide to replace the whole roof at once so the surface, drainage and warranty match from end to end. Others repair only one side. Our duplex roof repair service handles either approach, and we keep both households informed while crews are on site.

Before choosing a new color or material, check your deed restrictions and any association rules that apply to your home.

Shared roofs also need care at the dividing wall. Many duplexes and quads have a raised parapet or firewall between units, and the flashing along that wall is a common leak point. When only one side is reroofed, we tie the new roof into the neighbor’s side so water cannot slip through the seam between old and new.

Can you manage a Sun City roof repair while you are out of state?

Yes. Many Sun City residents spend the summer in cooler places, and we regularly work with owners who are away. We set up access through you, a neighbor or a property manager, inspect the roof and send photos and written findings by email. You approve the repair before we start, and we send photos of the finished work.

The safest time to do this is before you leave. A spring roof inspection before you head north catches worn coatings, clogged drains and loose flashing while there is still time to fix them. Monsoon storms hit the West Valley from mid-June through September, and they can drop a lot of rain on a flat roof in a short time.

Please note that our office is open Monday to Friday, 8:00am to 4:00pm, Arizona time, which does not change for daylight saving. Plan calls with that in mind if you are in another time zone.

Do solar panels and mature trees change how a Sun City roof is serviced?

Yes, both matter. Solar panels add mounts that pierce the roof, and each mount needs proper flashing. During a reroof, the panels come off and go back on, so we coordinate with your solar company. Mature trees drop leaves into drains and valleys and can scrape roof edges in storms.

On flat roofs, leaf buildup is a common cause of ponding. Trim branches back from the roof edge and keep scuppers clear. If heat is a concern, ask about adding a radiant barrier when the roof is replaced. The Oak Ridge National Laboratory radiant barrier fact sheet explains how these products reduce heat gain through the roof.

Sun City roofing questions

Still unsure? Call (480) 427-7600 and a roof advisor will walk you through it.

Can you send me photos of my Sun City roof while I am out of state?

Yes. Many of our Sun City customers are away for part of the year. We arrange access with you, a neighbor or a property manager, inspect the roof and email you photos and written findings. You approve any repair by phone or email before we start, and we send photos of the finished work.

Should I replace my old gravel roof with foam?

Often it makes sense. A foam roof adds insulation, forms one continuous layer with no seams and can be recoated instead of torn off when the coating wears. The old gravel and built-up layers usually need to come off first. We check the deck and drainage before recommending foam.

Will a new roof affect the solar panels on my Sun City home?

The panels usually need to come off for a full reroof and go back on afterward. Each mount is a hole in the roof, so the flashing around it matters. We coordinate the timing with your solar company and make sure every mount is sealed into the new roof correctly.

Do you also work in Sun City West and Youngtown?

Yes. We serve homeowners throughout the Northwest Valley, including Sun City West and Youngtown. Sun City West homes are generally newer, with more pitched tile and shingle roofs, while Youngtown's housing is closer in age to Sun City's. We adjust the inspection to the roof type you have.
