Full Roof Replacement for Metro Phoenix Homes

Replace your roof when leaks keep coming back, damage covers large areas, or the roof has reached the end of its life. Icon Roofing replaces tile, shingle, flat foam and metal roofs across Metro Phoenix. We tear off the old system, repair the decking, install new underlayment and flashing, and clean up before we leave.

What to know first

  1. Second opinions welcome

If another company told you to replace your roof, we will look and tell you if a repair will do.

  2. Down to the deck

We inspect and repair the decking during tear-off, so the new roof sits on a sound base.

  3. GAF limited warranties

As a GAF Master Elite contractor, we can offer GAF limited warranties on qualifying shingle systems.

When does a roof need to be replaced instead of repaired?

A roof needs replacing when repairs no longer hold. Common signs are leaks in several places, damage across most slopes, brittle or curling shingles, tile underlayment that has failed across the roof, or foam that is wet or worn through. Age matters too. A roof near the end of its life usually costs less to replace than to keep patching.

We give second opinions and recommend them, especially if you are not sure the roof needs to be replaced. We have often found that a roof another company wanted to replace could be repaired instead. If a repair will do, our team handles targeted roof repairs instead.

Which roof types does Icon Roofing replace?

Icon Roofing replaces the main residential roof types in Metro Phoenix: asphalt shingle, concrete and clay tile, flat foam and metal. We also install roofs on new homes and on homes switching materials. Each type has its own process, timeline and warranty options, so each has its own page with the details.

How does Arizona weather shorten a roof’s life?

Heat and sun are the biggest factors. Year after year of strong UV dries out shingles, breaks down foam coatings and ages the underlayment under tile. Monsoon season then adds wind, heavy rain, haboobs and sometimes hail. Together they shorten roof life, especially on roofs that were poorly installed or not maintained.

Monsoon storms bring high wind gusts, thunderstorms, dust storms and lightning that regularly damage roofs across the Valley. Big daily temperature swings stress flashing, sealants and fasteners. And many tile roof replacements come from ordinary wear: the tiles hold up, but the underlayment below them gives out first.

Roof type What usually ends its life in Arizona
Asphalt shingle UV and heat dry out the shingles until they crack, curl and lose granules
Concrete or clay tile Underlayment under the tile wears out while the tiles still look fine
Flat foam Coating wears through and the foam erodes, blisters or gets wet
Metal Fastener holes, seams and coatings fail, and rust spreads

What does a full roof replacement involve?

A roof replacement starts with an inspection and a written estimate. On install days, the crew protects your yard, tears off the old roof, inspects and repairs the decking, then installs new underlayment, flashing and the new roof covering. The job ends with ventilation checks, a cleanup of nails and debris, and a final inspection.

On tile roofs, the existing tile is often lifted, stacked and relaid over new underlayment rather than replaced. On foam roofs, sound foam can sometimes stay and be built up, while wet foam has to come off. We explain which approach fits your roof, and why, in the estimate.

How long does a roof replacement take?

Most residential roof replacements take a few days of work on site. Shingle roofs on typical homes are often the quickest. Tile and metal roofs, large or steep roofs, and jobs with a lot of decking repair take longer. Weather, material delivery and HOA approval can also affect when the job starts and how long it runs.

We give you an expected timeline in your estimate and keep you updated as the job moves along. Questions during the job go to our Mesa office, which answers calls Monday to Friday, 8:00am to 4:00pm.

What warranty comes with a new roof?

Every Icon Roofing replacement follows the Icon Way, which includes warranties on our craftsmanship and the materials we install. Materials also carry their manufacturer’s warranty. As a GAF Master Elite contractor, we can offer GAF limited warranties, including the Golden Pledge limited warranty, on GAF shingle systems when the system qualifies.

Ask us to walk through the warranty for your specific roof type before you sign. Read about what GAF Master Elite status means for your roof.

How can you pay for a new roof?

Most homeowners pay for a new roof with savings, financing, or an insurance claim when a storm caused the damage. Icon Roofing offers financing through Wisetack, which lets you prequalify online and see monthly payment options. If a storm damaged the roof, your homeowners policy may cover all or part of a replacement, minus your deductible.

How do I know if my roof needs to be replaced or just repaired?

Look at the pattern, not one leak. A single leak or a few damaged tiles or shingles is usually a repair. Leaks in several places, damage on most slopes, brittle shingles or underlayment that has failed across a tile roof point to replacement. A roofer should show you photos that support the recommendation, whichever way it goes.

Can I stay home during a roof replacement?

Yes. Most homeowners stay home during a roof replacement. Expect noise during working hours, and keep pets and children away from the work area. Move cars out of the driveway, and take fragile items off walls and shelves, since hammering can shake them. We clean up each day and do a full cleanup at the end.

Does a new roof need a permit?

Roof replacements in Metro Phoenix cities generally need a permit, and the rules vary by city. Ask any contractor you are considering who pulls the permit and schedules inspections, and get the answer in writing in your contract. Many HOAs also require approval of roof color and material before work starts, which can add time.

What happens if my roof decking is damaged?

Damaged decking is replaced before the new roof goes on. We cannot see the full condition of the decking until the old roof comes off, so your estimate explains how decking repair is handled and priced. Water-stained but solid decking can stay. Soft, rotted or delaminated boards come out and new boards go in.
